THIS IS, UH, IT'S SPLIT AND THE PROPERTY IS SPLIT BY EXECUTIVE BOULEVARD AND LOCATED AT BRYANT PIKE.

SO, UM, WHEN THE CART WAS EXTENDED FROM ULTRA OVER Q BRANDS AND I THINK THE BULL MARKET GO THROUGH THE MIDDLE OF THIS FARM AND SPLIT IT INTO TWO PIECES.

UM, WHEN THE DUST TO THE NORTH IS THE PARK VIEW APARTMENTS PROJECT, WHICH IS CURRENTLY UNDER CONSTRUCTION AND THEY HAVE GOTTEN AS OF THE END OF LAST WEEK OCCUPANCY OF THEIR FIRST UNIT.

SO THEY WERE STARTING TO LEASE IT OUT TO ME.

UM, IT'S THE SECOND ROW OF BUILDINGS IN THAT THEY'VE GOT COMPLETE.

UM, SO THIS IS A, AN ACCESS ROAD THAT WILL GO FROM EXECUTIVE BOULEVARD THAT WILL CONNECT UP TO THAT PROPERTY ITSELF.

SO, UM, THE CONSTRUCTION OF THIS HAS BEEN COMPLETE, THAT THERE IS UH, CURBS ASPHALT FOR IT.

AND WHAT IS BEING ASKED FOR TONIGHT IS TO DEDICATE THAT AS A PUBLIC ROAD.

UH, CITY COUNCIL APPROVES A, UM, AN AGREEMENT WITH THE PARK VIEW OF APARTMENTS DEVELOPER THAT TODAY PAID FOR THE COMPLETE INSTALLATION OF THIS ROAD AND THAT THE CITY EMPLOYED TAKE IT OVER AS A PUBLIC ROAD ONCE IT'S COMPLETE.

SO WE ARE AT THAT POINT TO BE ABLE TO APPROVE THAT DEDICATION TO MAKE THIS A PUBLIC ROAD.

SO IT HAS BUILT TO CITY STANDARDS AND IT DOES HAVE FULL ACCESS, UH, LEFT AND RIGHT TURNS OUT ONTO THE EXECUTIVE BOULEVARD AND WAS ALSO STRATEGICALLY PLACED FOR FUTURE DEVELOPMENT OF THIS PROPERTY.

UM, THAT AS SEEING RED WHERE THIS IS THAT THAT FRONT PARCEL, COULD IT BE POTENTIALLY TWO RESTAURANTS OR SOME TYPE OF COMMERCIAL USE? THE, I'LL TALK A LITTLE BIT MORE ON THE NEXT CASE, UM, ABOUT WHAT THE CITY IS DOING FOR THIS PARCEL FOR MARKETING AND STUDIES THAT ARE GOING ON.

UM, SO SINCE THAT, THAT WAS ONE OF THE FIRE DEPARTMENT REQUIREMENTS ABOUT HAVING EMERGENCY ACCESS IN THE DISCUSSIONS WITH PUTTING THIS DRIVE IN, THIS MEETS THE FIRE DEPARTMENTS SECONDARY ACCESS.

SO NOW THERE'S TWO ACCESS POINTS TO THE SITE.

SO THE DRY, THE EMERGENCY ACCESS TO THE NORTH IS NO LONGER NEEDED FOR FIRE DEPARTMENT.

SO, UM, STILL WANTED THE PEDESTRIAN ACCESS AND THERE'S STILL POTENTIAL IN FUTURE TO PROVIDE ACCESS OUT TO SHUL IF IT'S NEEDED.

UM, THE PROPERTY ITSELF IS CURRENTLY ZONED PLANNED EMPLOYMENT PARK.

SO EVEN THOUGH IT'S BEEN USED AS AGRICULTURAL, THIS WAS REZONED YEARS AGO.

UM, BACK WHEN MAYA CAME THROUGH AND THAT WHOLE AREA, THERE WAS A ZONING DISTRICT CALLED EMPLOYMENT PARK THAT WAS CREATED FOR UM, BRINGING IN NEW BUSINESS AND IT WAS KIND OF A PRECURSOR TO OUR MIXED USE, UH, CODE SO THAT THERE'S NOT A WHOLE LOT OF DIFFERENCE BETWEEN PLANT POINT OF PARK AND PLANT, THE MIXED USE.

UM, BUT THIS AREA IS THE ONLY AREA IN THE CITY WHERE YOU'RE GONNA FIND THIS ZONING DESIGNATION.

SO IT'S CURRENTLY PLANT APPOINTMENT PARK.

AND AS I MENTIONED THAT THERE ARE STUDIES GOING ON RIGHT NOW ABOUT WHAT THE FINAL USE WILL BE.

SO, UH, W WE WERE LOOKING AT, WE DON'T WANT TO GO FOR A FULL SONE CHANGE YET KNOWING THAT THERE'S A CHANCE WE'RE GOING TO WANT TO DO SOMETHING DIFFERENT, WHETHER IT'S TWO MONTHS, THREE MONTHS, A YEAR, SOMEWHERE DOWN THE ROAD.

SO WE WOULD LIKE TO LEAVE IT AS PLANNED DEPLOYMENT PARK AT THIS POINT IN TIME AS PART OF, UH, WHAT THE REQUEST IS.

UM, THERE IS AN EXISTING STRUCTURE, EXISTING BARN STRUCTURE ON THIS PROPERTY AND WHILE WE'RE GOING THROUGH THE PROCESS OF FINDING WHAT THE RIGHT DEVELOPMENT AND USE THIS WARRANT TO ME, OUR OTHER ASSISTANT CITY MANAGER, RYAN, CHUCK KOSKI, HE CAME UP WITH THE IDEAS SINCE HE'S BEEN IN SEVERAL OR CITIES ABOUT SOME OF THE DISCUSSION ABOUT PLACEMAKING.

UM, SO, UH, UTILIZING THE EXISTING UH, GRAPPLE THRIVE COME OFF THE EXECUTIVE BOULEVARD AND THEY HAVE CONNECTING TO THE NEW, UH, LEHMAN LANE, UH, STREET THAT, UH, IS, WAS BEING DEDICATED TO THE PREVIOUS CASE.

ALSO PART OF AN AGREEMENT WITH THE APARTMENT COMPLEX AS THEY ARE BUILDING OUT, THEY ARE RUNNING OUT OF ROOM TO STORE MATERIALS.

SO WE HAVE GRANTED ACCESS TO CREATE A GRAVEL AREA, UH, RIGHT OFF OF LABOR LANE TO STORE SOME MATERIALS.

SO WE HAVE HALF THE WORK DONE FOR US ALREADY AND FREIGHT IN THE GRAVEL PARKING LOT.

SO THAT'S ALSO AT THEIR COSTS THAT THEY ADD IN.

THEY WILL HAVE THAT UP AS FAR NORTH AS POSSIBLE.

AND ONCE THEY'RE DONE WITH CONSTRUCTION, THEY HAD AGREED TO

MAKE SURE IT'S NICE AND SMOOTH AND USABLE BY US, UH, FOR THAT USE.

AND SO, UM, THAT'S A POSITIVE ABOUT KEEPING SOME MORE COSTS DOWN TO DO THIS.

UM, AND THEN AS YOU CAN SEE ON THIS PARKING OVER IN THIS AREA, THE BARN STRUCTURE HERE, THERE BE GAMES, UH, CORNHOLE AND THOSE TYPES OF THINGS THAT, UH, WE OUT OUR AREA.

AND THEN SOME INDOOR SEATING TABLE TYPE THINGS AND SIDE BAR FOOD TRUCKS.

UH, THE IDEA IS TO HAVE ONE OR TWO FOOD TRUCKS AT ANY GIVEN TIME AS A PART OF THE DRAW.

THE CONCEPT IS FOR THE CITY TO CONTRACT WITH A LOCAL NONPROFIT AND HAVE THE NONPROFIT RUN IT FOR THE WEEKEND AND THEN THEY MAKE THE PROFITS OFF OF IT.

THE CITY WOULD PAY THAT NONPROFIT A CERTAIN AMOUNT OF MONEY FOR THEM TO, UM, I HEAR THE FOOD TRUCKS, GET THE BEER, GET THE BEER OF THE TEMPORARY LIQUOR LICENSE, ANY OF THOSE KINDS OF THINGS.

AND THEN THERE'LL BE A LITTLE EXTRA IN THERE AS THEIR, SAY A PROFIT.

AND THEN WHATEVER THEY SELL, WHATEVER PROFITS THEY MAKE OFF OF SELLING THE BEER, THE LOCAL NONPROFIT GETS TO KEEP, OR THAT AGREEMENT IS THAT NONPROFIT WOULD ALSO HELP ADVERTISE FOR THE EVENT TO BRING MORE PEOPLE IN BECAUSE THEY BENEFIT THE MORE PEOPLE LIKE SARAH AS WELL.

SO THE CONCEPT ITSELF IS JUST TO BRING PEOPLE OUT TO HAVE A GOOD TIME.

AND PART OF THAT REASON IS THERE'S BEEN A COUPLE OF OTHER PROJECTS IN THE AREA THAT ARE TRYING TO CREATE THOSE WEDDING VENUES THAT WE DON'T WANT TO PINCH HER OTHER HUBER HEIGHTS BUSINESS, LIKE THE BICENTENNIAL BAR THAT'S UNDER CONSTRUCTION RIGHT NOW.

AND THAT EVEN THOUGH THEY HAVE NOT STARTED CONSTRUCTION, THE OTHER ONE DOWN AT THE FITCHBURG THAT UH, NO, THAT ONE'S BEEN DELAYED, BUT, UH, THOSE TYPES OF, WE WANT THE PRIVATE OWNERS TO BE ABLE TO SUCCEED WITH THAT TYPE OF BUSINESS.

THIS WENT THROUGH CITY COUNCIL AT THE LAST WORK SESSION TO GET KIND OF THEIR BLESSING TO PUT IT THROUGH THIS PROCESS.

AND ONE OF THE OTHER THINGS THAT WAS BROUGHT UP BY ONE OF THE COUNCIL MEMBERS, UM, ONE IS ABOUT TRYING TO UTILIZE THIS SPACE AS SOME EXECUTIVE GATHERING SPACE
