THERE IS AN EXISTING TRACT OF LAND ON BELL FOUNTAIN THAT UH, CURRENTLY JUST HAS A CELL TOWER ON IT AND UH, IS, IS AGRICULTURAL IN NATURE.

UM, THERE IS A REQUEST TO SPLIT OFF A PARCEL FOR METRO NETS, A METRO FIBER NET.

THEY ARE A FIBER OPTICS COMPANY.

THEY ARE LOOKING TO BUILD A PUBLIC UTILITY STRUCTURE, UM, AND THEIR, UH, THEIR GOAL IS TO PROVIDE FIBER OPTIC NETWORK THROUGHOUT THE CITY.

SO THIS LOCATION IS SOMETHING THEY'RE LOOKING AT TO HOUSE WHAT THEY CALL THEIR CUT.

UM, BUT THE, UH, THERE'S A SEVERAL STEPS THAT NEED TO HAPPEN FOR THIS TO WORK AND THE FIRST, UH, IS A LOT SPLIT, UH, SO THAT, UH, THEY WILL BE ABLE TO PLACE THEIR STRUCTURE ON THEIR PROPERTY, LEAVING THE EXISTING CELL TOWER ON A REMAINDER PARCEL THAT THE, UH, CURRENT PROPERTY OWNER WOULD, UH, CONTINUE TO OWN.

THE PROPERTY ITSELF IS ZONED AGRICULTURAL.

SO WITH THE AGRICULTURE, UH, THERE'S A FRONTAGE REQUIREMENT 200 FEET FEET.

SO THE PROBLEM WOULD BE CURRENTLY IS JUST A BUNCH OF UNDER 200, ABOUT 190 FEET OF FRONTAGE.

SO A PART OF THIS HAD TO GO THROUGH THE BOARD OF ZONING APPEALS PROCESS FOR A SMALLER FRONTAGE THAN WHAT AGRICULTURAL ZONING, UH, TYPICALLY ALLOWS.

UM, THE REASON TO STAY AGRICULTURAL ZONING ALSO IS FOR A PUBLIC UTILITY STRUCTURE IS A SPECIAL USE WITHIN THE AGRICULTURAL ZONING DISTRICTS.

SO THAT IS THE NEXT CASE IS THE SPECIAL USE.

SO THE FIRST STEP OF THE LAW SPLITS IS

UM, SO ALLOW FOR THE SMALLER FRONTAGE IN THE AGRICULTURAL ZONING DISTRICT.

SO 40 ZONING APPEALS HAS ALLOWED FOR THAT IN THIS DISTRICT.

THIS CASE IS TO ALLOW FOR A NEW TRAX, WHICH IS JUST UNDER 2.3 ACRES, UH, TO BE SPLIT OFF OF THE THREE ACRE PARCEL TO ALLOW THEM TO MOVE FORWARD WITH THE PURCHASE OF THE PROPERTY AND MOVE ON TO THE NEXT STEP, WHICH IS THE SPECIAL USE.

UM, BECAUSE THERE MAY BE A REASON WHY IT WOULD NOT BE APPROPRIATE IN A CERTAIN AGRICULTURAL DISTRICT.

UM, I KNOW WE'LL GET TO THIS ON THE NEXT STEP OF, UH, THE SPECIAL USE, BUT YOU DO HAVE THE DP AND L SUBSTATION DIRECTLY TO THE NORTH OF THIS AND YOU DO HAVE A CELLULAR TOWER ON THE REMAINDER PIECE.

SO UTILITIES IN THIS AREA IS A FIT.

UM, OTHER AREAS THAT IT COULD GO INTO ARE IN LIKE PLANNED INDUSTRIAL.

UM, BUT UH, THIS AREA OF BELL FOUNTAIN, THERE'S NOTHING ELSE THAT, UH, HAS INDUSTRIAL AND OUR COMPREHENSIVE PLAN DOES SHOW THIS AS AGRICULTURE OR LOW DENSITY TYPE RESIDENTIAL USE.

SO AGRICULTURAL IS THE PROPER DISTRICT FOR THIS AREA.

UM, AND THIS IS A WAY TO ALLOW IT, UM, AND ALSO, UH, FOR THE, THE CURRENT OWNER TO REMAIN TO STILL HAVE, UH, THAT AGRICULTURAL DESIGNATION AND POTENTIALLY SOME, UH, TAX, UH, RAMIFICATIONS TO, ALL RIGHT.

SO THAT I GUESS A FOLLOW UP ON THAT WOULD BE THEN, SO THE ONE THAT THE CELL TOWER IS ON, IT'S ZONED TO AG HAS BENEFITS BY LEAVING SOME DAY IT'S GOING TO BE LESS THAN A DOZEN ACT FIRE.

BUT OUR PLAN FOR THIS YEAR, AFTER CAREFULLY EVALUATING WHAT SALES ARE AND WHAT INVENTORY IS THAT WE HAVE PRESENTLY WOULD BE TO BUILD A SIX THREE WHICH YOU PREVIOUSLY APPROVED AND SIX, FOUR YET THIS YEAR IT'LL GIVE US TWO DIFFERENT SUBDIVISION PHASES AND GIVE US LOTS FOR UH, TWO DIFFERENT BUILDERS THAT ARE TAKING THAT ARE BUILDING THESE UP.

AND RIGHT NOW WE DO HAVE SOMEWHAT OF A NEED FOR 70 FOOT LOTS, SO SIX FOUR WOULD FULFILL THAT.
