UH, THE PLANNING COMMISSION HEARD THE DETAILED DEVELOPMENT PLAN FOR THIS BACK IN FEBRUARY OF THIS YEAR. UH, THAT WAS FOR SECTION THREE THAT, UH, INCLUDED PHASE ONE AND PHASE TWO. THE DEVELOPER DECIDED TO SPLIT THIS INTO TWO PHASES AND, UH, THEY HAVE, UH, BEEN WORKING ON THE, UH, CONSTRUCTION, THE INFRASTRUCTURE, UM, OF THE PROJECT. AND NOW THEY'RE TO THE POINT OF WANTING TO RECORD THE PLAT, UH, TO BE ABLE TO START SELLING THE LOTS. THIS SAYS 26 PROPOSALS, SINGLE FAMILY, LOTS. THEY DO MEET THE MINIMUM DIMENSIONAL AND AREA REQUIREMENTS OF THE, UH, 2005 BASIC DEVELOPMENT PLAN BACK WHEN WINDBROOK WAS ORIGINALLY APPROVED. UM, AND THIS DOES HAVE DEDICATION OF THE STREETS, THE EASEMENTS FOR ALL THE UTILITIES THAT ARE SOME OFFSITE UTILITIES WITH THIS, UH, THAT, UH, GO INTO THE FUTURE SECTIONS. UM, A COUPLE OF THINGS TO NOTE, UM, THE FAR SOUTH EAST LOT, THE ONE THAT IS NEXT TO THE EXISTING LAW, THREE 28, UM, THAT ONE HAS A DIFFERENT SIDE YARD SETBACK. THEN THE REST OF THEM, THAT ONE MATCHES THE LOCK NEXT TO IT WITH A COMBINED 15 FOOT SIDE YARD. UH, SO MINIMUM OF FIVE, A TOTAL OF 15 BETWEEN BUILDINGS, ALL OF THE REST OF THE LOTS HAVE THE FIVE FOOT SIDE YARDS. UM, AND THEN, UH, THE OTHER CONDITION THAT WAS FROM BACK FROM THE DETAILED DEVELOPMENT PLAN IS THAT THE, UH, THE END OF BUTTERCUP DRIVE SHALL HAVE A PERMANENT OR TEMPORARY TURNAROUNDS. AND THAT'S A STANDARD PLANTS THAT, UH, IT IS A PHASE ONE OF SECTION THREE, READY TO MOVE FORWARD, BE HAPPY TO ANSWER ANY QUESTIONS. AND I DID SEE THAT, UH, MR. CONAWAY IS ON THE CALL AS WELL. SO WE PULLED BACK A LITTLE BIT, UH, THAT HASN'T REALLY HAPPENED. SALES HAVE STAYED PRETTY STRONG. SO WE SELL A LOT THAT WE HAD MORE DEVELOPMENT DESIGNED THAN ANYBODY ELSE DID IN THE POST OFFICE, OUT OF CINCINNATI, GAVE US A VARIANCE FOR ALL OF LAST YEAR, BUT EVERYTHING, EVERYTHING ELSE COMING THROUGH, THEY EXPECT US TO HAVE IT COVERED. AND I, I APPRECIATE THAT. I JUST THINK WE NEED TO, I MEAN, MOVING FORWARD, START WITH THE END IN MIND KNOWING THAT, I MEAN, CAUSE WE'RE, WE'RE, WE'VE TALKED BEFORE, WE'RE THROWING HOUSE AFTER HOUSE, WE KNEW EVENTUALLY WE WERE GOING TO HAVE TO KIND OF BUDGET LAND FOR THESE BOXES OR DESIGN, INCORPORATE THEM INTO THE DESIGN AND, AND I DON'T REMEMBER.
