UH, THIS IS ON THE SOUTH SIDE OF CARRIAGE HILLS PARKWAY TO BY THE 0.104 ACRES.

UH, BACK IN AUGUST, 2019 PLAN COMMISSION APPROVED THE DETAILED DEVELOPMENT PLAN FOR THIS SECTION A LITTLE MAN, THERE ARE 21 SINGLE FAMILY ONCE, UM, THAT ARE, UM, GETTING READY TO BE SOLD.

SO THIS DOES MEET THE MINIMUM VEGETABLE AREA REQUIREMENTS FOR 2008 BASIC DEVELOPMENT PLAN.

AND WITH THIS, ALL OF THE STREETS AND EASEMENTS WILL BE DEDICATED AND ALONG WITH A COUPLE OF INITIAL EASILY TRAINING JEAN SUMMITS THAT, UH, TAKE SOME SCALLOPS OR AT OFF SITES INTO, UH, A REGIONAL DETENTION AREA.

UM, SO THIS IS A CONTINUATION OF FOXTEL OR DRIVE COMING OFF OF SECTION 61, UM, THAT JUST CONTINUES THIS PROJECT OVER TO THE EAST.

UM, SO BEING HAPPY TO ANSWER ANY QUESTIONS AND ALSO TO CONWAY AS ON THE CALL AS WELL.

I KNOW WE TALKED ABOUT CHANGE WHEN THEY OPEN, BUT THE TRAFFIC INFLUX AND ALL THAT OBVIOUSLY SEEMS TO BE SLOWED DOWN SOMEWHAT AND THEN TRAFFIC WAS TRYING TO TURN INTO KEYNES, WAS BACKED UP OUT ON THE TWO FOLKS AND YOU'RE BLOCKING EXPOSING TRAFFIC AND HIT THE LIGHT.

I DON'T KNOW IF WE'VE HAD ANYTHING WE'VE LOOKED AT THERE AS FAR AS FORMALLY A POLICE DEPARTMENT, SAFETY AND DATA, SOMEBODY MAYBE THEY WERE THAT SOME EMPLOYEES WERE TOLD AS THEY HAD TROUBLE GETTING INTO HER PARKING.

HE CHANGED TO GO IN AND PARK ACROSS THE STREET AT THE OLD FRIDAY'S PARKING LOT, WHICH I KNOW WE BROUGHT THAT UP SPECIFICALLY IN THE PLANNING DISCUSSION, MAKING SURE THEY HAD ENOUGH SPACES FOR ALL THEIR PARKING.

IF THERE'S ANYTHING WE NEED TO LOOK INTO, AS FAR AS FOLLOWING UP ON THAT KIND OF TIES INTO THAT REGION.

I KNOW WE JUST TALKED ABOUT, UM, YOU KNOW, SPLITTING THE, ON FRIDAYS, BUILDING THE SPECTRUM AND A LOT OF GUYS, UH, DRIVING THROUGH THERE AFTER WE TALKED ABOUT IT, AND I FORGOT ABOUT THE LANDSCAPING JUST THROUGH THE KROGER'S PARKING LOT, WHICH IT LOOKS NICE, BUT WHEN YOU'RE IN A CAR COMING UP HILL OUT OF THERE, THE LINE OF SIDE IS PRETTY WELL BLOCKED BY A LOT OF THAT LANDSCAPING, WE'RE GOING TO BE INCREASING THE TRAFFIC FLOW IN THERE.

SHOULD WE KIND OF REVISIT THE LANDSCAPE? THEY'RE MOSTLY, WE HAVE TO ASK KROEGERS TO DO SOMETHING ABOUT IT AS A CITY.

WE PONY TO OFFER SOMETHING UP THE HEALTH, BUT I THINK IT'S WORTH THE DISCUSSION.

GIVEN THE AMOUNT OF INCREASED TRAFFIC, WE'RE GOING TO PUSH INTO THERE WITH THE FIVE GUYS AND WHATEVER ELSE IS GOING IN.

THERE'S SEEMS TO BE SEVERAL QUESTIONS IN THERE THOUGH.

THE FIRST ONE WAS ABOUT RAISING CANES AND YEAH, AS MENTIONED AT PLANNING COMMISSION AND CITY COUNCIL, THAT WHEN IT FIRST OPENED, OUR SCHOOL WOULD BE A LOT MORE TRAFFIC THAN EXPECTED.

THEY DID, UH, THEY HAD THE POLICE DEPARTMENT OUT THERE TO HELP GUIDE TRAFFIC, WENT THROUGH THE SHOPPING CENTER NEXT DOOR, UH, AND ALL THAT.

UM, UM, AS I SAID, I, I THINK, UH, SOME BETTER SIGN THAT THERE ARE A OF PEOPLE THEN THERE WAS NOBODY IN LINE.

UM, BUT, UM, YEAH, I'VE HAD CHECKING ON THINGS, UH, FOR EXAMPLE, LUNCHTIME THIS WEEK, UM, THAT JUST WRAPS AROUND LONG, LONG.

IT HASN'T EVEN COME OUT ON TO THE REGULAR DRIVE.

SO, UM, IT'S KIND OF AN ANOMALY NOW THEY WOULD COME OUT TO THE WHOLE TROY PIKE.

BUT, UM, IN ADDITION TO THAT, UM, WE, THERE SEVERAL THINGS THAT WE'RE LOOKING AT FOR THAT WHOLE CHOICE LIGHT PORT, OR THERE IS A ANOTHER STUDY THAT'S BEING DONE BY OUR CONSULTANTS, UM, LOOKING AT SOME OF THESE NEW BUSINESSES, UM, LOOKING AT WIDENING SORT OF THAT, THAT TERM, THAT WAS PART OF THE AGREEMENT WITH RAISING CANES THAT, UH, SOME OF THE, THE RIGHT OF WAY THERE.

SO THERE'S, WE CAN, UM, MAKE IT A BETTER TURN ONTO WHITE TOWN, BALTIMORE, UM, WITH SOME OF THE TRUCKS AND ALL THAT KIND OF STUFF.

WE'VE DISCUSSED THAT AT CONDITION.

UM, ALSO A LITTLE BIT TO THE BOARD, HOW ACCESS INTO THE GAS STATIONS ON THOSE SIDES, THAT'S IN THE DESIGN PHASE TO REVIEW SOME OF THAT TO CALL THE VA SOME OF THAT TERM TRAFFIC THAT GOES DOWN BARELY WAY, UM, THAT SOME TIMES GETS INVOLVED DOWN BECAUSE THERE'S SOMEONE IN A LIGHT THAT, UH, DOESN'T HAVE A CHASE, A TERM WHERE THEY'RE TRYING TO TURN THAT KIND OF THING.

SO THAT'S ON THAT END NOW, A LITTLE FURTHER WITH THAT JAM HURSTVILLE.

UM, THERE'S A SIGN OUT FOR ADDING ANOTHER TURN LANE COMING NORTHBOUND ON THE TERROR ON YOUR TAYLORSVILLE.

UM, SO THAT WILL HELP OUT A LITTLE BIT JUST ABOUT THE OVERALL TRAFFIC SITUATION AND ALSO DESIGNING FOR YOUR TRAFFIC SIGNAL, UH, FOR MASS DORMS AND THOSE KIND OF THINGS.

AND, UH, WE'LL BE LOOKING AT, UH, ADJUSTING TIMING AS NECESSARY THERE AS WELL.

SO THERE'S A LOT OF THINGS, LITTLE PIECES, UH, THAT, UH, WORKING TOGETHER AND SEEING WHAT, UH, YOU KNOW, AS THEY GO, UM, THE DEAD INSIDE THE SHOPPING CENTER LANE CHANNEL SHOPPING CENTER, THAT ALONE, I BELIEVE THAT REQUEST HAS BEEN MADE BEFORE FOR THEM AND FOR NORTH PARK ABOUT THE ISLANDS LANDSCAPING THOUGH, JENNIFER GRASS HAS LOOKED GREAT WHEN THEY'RE ON WEEKEND OF AN ISLANDS, THEY'RE TALLER THAN A CAR.

SO THIS TIME OF YEAR THAT'S THAT IT DOES BECOME AN ISSUE.

SO I BELIEVE LAST YEAR AT THIS POINT IN TIME, ALL OUR ZONING CARPETS WENT OUT AND TALKED TO THEM ABOUT THAT.

THEY'VE GOT SOME OF THAT COME DOWN, SO WE'LL HAVE SOME FURTHER SPECIALS WITH THEM ABOUT TRYING TO CHANGE SOME OF THAT OUT FOR THE FUTURE.

UM, BUT SO THEY, WHAT THEY'VE DONE ON THE INTERIOR, UH, AND THEY'RE LOOKING INTO THIS THAT, UH, YOU KNOW, RETROFITTING THAT THE MAJORITY OF THEIR EXISTING STORES IS ADDING OR, UM, AREA FOR MORE THE, UH, THE BOWL PICKUPS, UM, LIKE DOOR DASH AND THOSE KINDS OF THINGS.

UM, AND THEN SPACING OUT THE TABLES A LITTLE MORE AND REMOVING THE KIDS PLAYERS.

SO, SO THAT, THAT'S WHAT THEY DO A LITTLE BIT OF REDESIGN THE INTERIOR FOR THAT GUY THING.

CERTAIN MATERIALS ARE GET NO BRAVO, BUT THEN CERTAIN MATERIALS THAT, UH, HAVE BEEN DELAYED BECAUSE OF THE FACTORY WORK.

AND SO WITH THE COVENANT.

SO THAT, THAT'S WHAT THEY'RE, UH, THOSE HOLES SHOULD BE IN HERE.

UM, ANYTIME NOW.

SO WHAT I JUST TALKED TO, UH, MR. NOLAN JUST YESTERDAY.
