SO, AS I MENTIONED EARLIER, THAT THE OLD TROY PIKE AND EXECUTIVE BOULEVARD GET QUITE CONGESTED AT TIMES, MAINLY, UH, AND THE MORNING AND EVENING, UH, COMMUTE TIMES, UH, WE HAVE LARGE NUMBERS OF, UM, SHIPPING, UH, COMPANIES, FEDEX AND, UH, A COUPLE OTHERS THAT ARE BACK THERE.
UH, YOU KNOW, TARGET ALL OF THOSE BUSINESSES ALL DUMP ONTO EXECUTIVE BOULEVARD.
AND THERE ARE REALLY NO OTHER RELIEVER STREETS, UH, THAT PROVIDE, UM, PROVIDE RELIEF FROM THE TEMPORAL CONGESTION AT, UM, MORNING AND EVENING COMMUTES.
STAFF MUST HAVE CONCERN THAT THIS USE WILL NEGATIVELY IMPACT CONGESTION, UH, PARTICULARLY ON EXECUTIVE BOULEVARD DUE TO VEHICLES LEAVING THAT SITE AND, AND TRYING TO GET INTO THE LEFT TURN, UH, LANE TO GO SOUTH.
WE ARE CONCERNED THAT, UH, VEHICLES EXITING THAT SECOND CURB CUT OR THAT FAR WEST CURB CUT REALLY DON'T HAVE A LOT OF TIME TO JUMP OVER TO THE LEFT TURN LANE AND ARE GONNA GET STUCK THERE AND FURTHER CAUSE PROBLEMS, UH, IN BOTH THE, THE MORNING AND EVENING COMMUTE.
LESS OF A CONCERN DURING LUNCHTIME.
UM, BUT I THINK DURING, YOU KNOW, WHEN YOU LOOK AT THE, THE NATURE OF A CONVENIENCE STORE, THEY DON'T NECESSARILY GENERATE A LOT OF TRAFFIC, BUT A LOT OF TRAFFIC THAT'S ALREADY PASSING BY WILL STOP THERE.
UH, AND THE, THE WAY THE SITE PLAN IS LAID OUT, I THINK WILL FURTHER EXASPERATE THE ISSUES THAT WE HAVE, UH, AT EXECUTIVE BOULEVARD PARTICULARLY AND, UM, UH, ULTRA PIKE.
SO STAFF RECOMMENDS, UH, IF THIS WERE TO BE APPROVED, THAT THAT WEST CURB CUT ON EXECUTIVE, UH, BOULEVARD BE ELIMINATED TO REDUCE THIS IMPACT.

PEOPLE WOULD LOVE TO SEE NEW RESTAURANTS, YOU KNOW, THAT ARE BEING PROPOSED ON EXECUTIVE OR IN OTHER PLACES IN THE CITY.
UM, AND I JUST THINK THE MAIN ISSUE HERE IS THAT AGAIN, MANY, MANY, MANY RESIDENTS IN HUBER HEIGHTS ARE ANGRY AND UPSET WITH THE FACT THAT THERE'S CONTINUOUS EITHER LIES OR MIS UM, MISINFORMATION SPREAD ON THE REDEVELOPMENT PLANS THAT ARE BEING SET MULTIPLE, UM, TO BRING NEW BUSINESSES SUCH AS LIKE RETAIL, DINING AND ENTERTAINMENT DISTRICT.
AND WHEN THESE RESIDENTS CONTINUE TO HEAR THESE PROMISES AND END RESULT IS SOMETHING LIKE ANOTHER GAS STATION OR CONVENIENCE STORE OR APARTMENTS OR THIS AND THAT, THEY'RE GONNA CONTINUE TO BE ANGRY AND THEY'RE GOING TO LEAVE.
AND I THINK OBVIOUSLY NONE OF US WANT OUR RESIDENTS TO LEAVE.
AND I THINK THAT GOING ON TO THE FACT THAT THE MORE THAT THIS CONTINUES, THE MORE RESIDENTS YOU WILL LOSE.
PEOPLE ARE MOVING OUT WEEK BY WEEK, MONTH BY MONTH BECAUSE THEY'RE JUST, THEY'RE NOT HAVING IT ANYMORE.
UM, AND I THINK THE SENSE OF COMMUNITY IN HUBER HEIGHTS IS DIMINISHING VERY QUICKLY.

I REALLY LIKE WHAT'S HAPPENING, ESPECIALLY WITH EXECUTIVE, FOR EXAMPLE, THE NEW MUSIC CENTER, THE NEW RESTAURANT, MORE NEW RESTAURANTS, HOPEFULLY THAT ARE GONNA BE ANNOUNCED, UM, DINING, RETAIL.
UM, AND I'M REALLY HAPPY WITH WHAT, YOU KNOW, MOSTLY WITH WHAT WE'VE SEEN.
AND I THINK WITH THE NEW HOUSING AS WELL, UH, YOU COULD APPRECIATE THAT, UH, OBVIOUSLY IF IT'S A ACCOMMODATED WELL.

AND SO NINE TIMES OUTTA 10, WE SEE THOSE ONES THAT JUST AREN'T ABLE TO ADAPT TO SURVIVE, BE DEVELOPED INTO OTHER AREAS AND MAYBE A LOWER VOLUME OPERATOR THAT CAN'T OPERATE AT THIS LOCATION, BUT MIGHT BE ABLE TO THERE.

THE OTHER THING THAT WE SEE ALMOST TWICE AS MUCH IS PEOPLE THAT NEED HELP, PEOPLE THAT NEED HELP AT ONE O'CLOCK IN THE MORNING OR THREE IN THE AFTERNOON, BUT PEOPLE NEED TO BE ABLE TO GO TO SOMEPLACE THAT THEY CAN GET THE HELP THAT THEY NEED.
AND SO A LOT OF TIMES THAT CRIME IS ATTRIBUTED TO A CONVENIENCE STORE, BUT IT DIDN'T ACTUALLY OCCUR THERE.
WE WERE ACTUALLY THE ONES THAT WERE THE HELPERS THAT WERE ABLE, THAT WE HAD WELL-TRAINED STAFF THAT COULD HELP THOSE THAT IN, IN NEED AND GET THEM THE HELP THAT THEY NEED.
