THIS IS A PLAN FOR KNOW IRISH-THEMED RESTAURANT THAT SITS ON 3. 7 ACRES ALONG EXECUTIVE BOULEVARD.

IT IS CURRENTLY ZONED WITH THE THE LAND IS PLANNED MIXED USE.

SO THIS IS THE SITE OUTLINED IN RED IMMEDIATELY ADJACENT TO THE ROSE MUSIC CENTER AND THEN THE HOTEL TO THE SOUTH AND TRUE BY HILTON. THIS IS THE SITE PLAN WHICH ILLUSTRATES THE BUILDING ON WEST SIDE OF THE SITE, PARKING LARGELY ON THE NORTHEAST PART OF THE SITE AND THEN THERE IS SOME ROOM IN THE REAR FOR TENTS AND THINGS OF THAT NATURE FOR A SPECIAL EVENT AND THE BUNG ON THE EAST SIDE AND THERE'S A SEASONAL BUILDING THAT'S AVAILABLE WITH A BEER GARDEN AND MORE OF A THREE- SEASON ROOM THAT WILL BE ALSO OPEN DURING THE SPRING AND SUMMER. THESE AR THE PROPOSED ELEVATIONS IT IS A OF GLASS, BRICK AND THE METAL ROOF AND ATTRACTIVE BUILDING AND THE TOP ELEVATION IS BASICALLY WHAT YOU WOULD SEE FROM THE EAST SIDE OF THE PARKING LOOKING WEST. THE GLASSED- IN PART IS THE BEER GARDEN. THIS WOULD BE THE ELEVATION TO THE SOUTH SO IF YOU'RE STANDING AT THE SOUTH PROPERTY AS YOU'RE LOOKING NORTH THAT WOULD BE WHAT YOU WOULD SEE.

THERE IS A ROOFTOP GATHERING AREA.

THIS, THE MAIN PICTURE IN THE MIDDLE IS THE BEER GARDEN AREA.

THERE IS A ROOFTOP SIGN WHICH IS BEING PROPOSED WHICH WE WILL WORK OUT THOSE DETAILS AS PART OF THE DETAILED DEVELOPMENT PLAN. OVERALL IT'S AN ATTRACTIVE BUILDING. IT IS A 7,000-SQUARE- FOOT RESTAURANT. AS I MENTIONED THERE IS A SEASONAL BEER GARDEN. THE RESTAURANT HAS THE CAPACITY OF APPROXIMATELY 450 INDIVIDUALS AT FULL CAPACITY WHICH WOULD BE A RARE EVENT, BUT IT IS BUILT FOR THOSE TYPES OF USES. AS FAR AS CONFORMANCE WITH THE PLANNED EMPLOYMENT PARK, ZONING IS CONSISTENT.

RETAIL USES ARE PERMITTED. AS FAR AS THE DEVELOPMENT STANDARDS AND THE ZONING CODE REQUIRES A TEN- FOOT PARKING SETBACK AND THE SETBACK IS WITH THE MINIMUM OF 20 FEET, THE EAST PARKING SETBACK IS APPROXIMATELY 15 FEET SO IT DOES MEET THOSE CONDITIONS.

THE ZONING CODE REQUIRES A 50-FOOT BUILDING FROM THE FRONT AND A 15- FOOT MINIMUM SIDE YARD SETBACK AND IT IS APPROXIMATELY 62 FEET AND THE SIDE YARD SETBACKS ARE APPROXIMATELY 20 FEET. THE PROPOSED BUILDING IS WELL WITHIN OUR HEIGHT LIMITATIONS ALONG EXECUTIVE BOULEVARD AT 26 FEET.

>> THE SITE PLAN ILLUSTRATES PARKING SPACES AND THIS IS ONE AREA OF THE CODE THAT IS A LITTLE EXCESSIVE.

BECAUSE THE SITE PLAN SHOWS IS PERMANENT SEATING FOR NEARLY 320 INDIVIDUALS. UNDER THE CODE 160 PARKING SPACES WOULD BE REQUIRED. STAFF OFOSED ON- SITE PAIS ADEQUATE, GIVEN WITH THE ROW, THE PARKING LOT IS IMMEDIATELY ADJACENT. ALSO, THE APPLICANT HAS IND TO US THAT THEY PLAN TO RUN A SHUTTLE -- NOT GAME NIGHTS -- ON CONCERT NIGHTS IN ORDER TO MAXIMIZE THEIR -- THEIR UTILIZATION. SO THE APPLICANT HAS HAD A

LONG HISTORY RUNNING RESTAURANTS IN THE AREA.

THEY FEEL THAT THE PARKING IS ADEQUATE, STAFF FEELS THE PARKING IS ADEQUATE, AS WELL. AS FAR AS THE BUILDING MATERIAL SECTION OF THE CODE, THE BUILDING ELEVATIONS ILLUSTRATE A SIGNIFICANT AMOUNT OF STONE VENEER WHICH IS CONSISTENT WITH OUR COMMERCIAL BUILDING MATERIAL REQUIREMENTS. AS FAR AS SIGNS, WHILE NOT NECESSARILY PART OF THIS DISCUSSION, THE SIGNAGE PLAN DOES ILLUSTRATE FIVE WALL SIGNS WITH A TOTAL SQUARE FOOTAGE OF 215 SQUARE FEET AND THEY'RE ATTRACTIVE PROPORTIONAL SIGNS. THOSE DETAILS WILL BE WORKED OUT DURING THE DETAIL DEVELOPMENT PLAN. STAFF DOES SUPPORT ALL OF THE MAIN BUILDING SIGNS THAT I MENTIONED DURING THE WORK SESSION. WE'VE GOT SOME WORK TO DO ON THE ROOFTOP SIGN BECAUSE OUR CODE DOES NOT NECESSARILY LOOK FAVORABLE ON THE ROOFTOP SIGNS. THE MAIN CONCERN FROM THE STAFF PERSPECTIVE IS WE DON'T WANT IT TO BE TOO BRIGHT BECAUSE THAT WOULD BE SHINING INDIRECTLY IN THE TRUE BY HILTON AND WE'LL WORK THOSE DETAILS OUT WITH THE APPLICANT. LANDSCAPING WILL BE REVIEWED AND ALSO LIGHTING WILL BE REVIEWED DURING THE DETAIL DEVELOPMENT PLAN PHASE. IT IS THE STAFF'S OPINION THAT THE REQUIREMENTS OF N 117106 CAN BE MET ASK WE RECOMMEND APPROVAL OF THE BASIC DEVELOPMENT PLAN AS SUBMITTED.

AS I MENTIONED THE LANDSCAPING WILL BE REVIEWED THROUGH THE DEVELOPMENT PLAN APPLICATION.

NO ONE SPOKE IN OPPOSITION OF THE PROJECT AT PLANNING COMMISSION, AND THE PLANNING COMMISSION UNANIMOUSLY RECOMMENDED APPROVAL OF THE BASIC DEVELOPMENT PLAN.

ACTUALLY POND 4 WOULD REALLY NEED TO BE DEVELOPED REGARDLESS IN ORDER TO MAXIMIZE THE LAND UTILIZATION NORTH OF EXECUTIVE BOULEVARD. AS FAR AS TRANSPORTATION AND INGRESS AND EGRESS, THERE WILL BE THREE MAIN ENTRANCES.

THERE WILL BE A CENTER SPINE ON THE SIDE, AND THERE WILL ALSO BE CONTROLLED ACCESS AT THE LIGHT THAT IS CURRENTLY THERE ON EXECUTIVE AT MEYER AND THEN THE EXISTING LANE AND DRIVE SITE OF THE ROAD WILL ALSO BE USED AS PART OF THE VIP ENTRANCE. THE PARKING LOT CAPACITY -- THE PARKING RATIO IS VERY SIMILAR TO WHAT IS CONSTRUCTED AT THE ROSE MUSIC CENTER.

IT'S BASICALLY ONE SPACE PER EVERY THREE PATRONS.

IN THIS CASE, WE DESIGNED LOTS FOR CARS OR VEHICLES ALONG WITH ARFOR BANDS AND DROP-OFF AND PICKUP AND THINGS OF THAT NATURE.

THIS IS THE OPOSED SITE PLAN AND THE AERIAL VIEW JUST TO GIVE YOU A CONCEPT OF WHAT THIS COULD LOOK LIKE. ONE IS PAVIEW AND THEN ALSO THE DEVELOPMENT OF PRIDE 1 THAT'S BEING CONSTRUCTED ON THE WEST SIDE. SOTHAT IS WHY WE PROPOSED THESE SETBACKS. AS FAR AS PARKING AND LOADING STANDARDS, THE SITE PLAN ILLUSTRATES 1250 PARKING SPACES AND CODE WILL ACTUALLY ONLY WOULD REQUIRE 600 BECAUSE IT'S BASED ON FIXED SEATS, SO THERE ARE 1500 FIXED SEATS AND THEN THERE'S ROOM, STANDING ROOM ONLY FOR ABOUT ANOTHER 1500 PATRONS, BUT AS I MENTIONED WE DESIGNED LOT FOR A 3 1 RATIO WHICH IS CONSISTENT WITH THE ROSE
