SO THIS IS SITE PLAN OR THIS FINAL PLAT IS, UH, JUST UNDER 40, UH, FOUR ACRES ZONE PLAN MIXED USE.

UM, THE ACTUAL, UM, DETAILED DEVELOPMENT PLAN FOR THIS PLAT WAS APPROVED LAST DECEMBER, UH, DECEMBER 10TH, UM, FOR, FOR THE SAME AREA.

SO IT'S 121 BUILDING LOTS AND ASSOCIATED RETENTION BASINS.

UH, THIS IS THE LOCATION JUST NORTH OF THE, UH, EAST SIDE OF CARRIAGE TRAILS PARKWAY.

UH, THIS IS REALLY THE BEGINNING OF THE FIRST PHASE OF, UH, CARRIAGE TRAILS TWO.

I DUNNO WHAT THAT IS.

I'LL JUST GO QUICKLY, JUST GO THROUGH THE, THEY, UH, THE FINAL PLAT MEETS ALL OF THE SUBDIVISION REGULATIONS.

UM, THIS ONE'S PRETTY STRAIGHTFORWARD.

IN DECEMBER, UH, THERE WERE, UH, A HANDFUL OF LOTS THAT WERE ALONG, UH, WIND FLOWER DRIVE THAT WERE LESS THAN THE REQUIRED, UH, WIDTH, UM, THAT'S REQUIRED BY THE DEVELOPMENT, UH, PLAN FOR IES TRAILS TWO.

UM, THE APPLICANT, UM, AT THE TIME SAID THAT THEY WOULD MAKE THOSE ADJUSTMENTS.

THEY HAVE SINCE MADE THOSE ADJUSTMENTS.

AND SO ALL OF THE, THE SOUTHERN LOTS THAT ARE ON WINDFLOW HERE, UM, BE NEED, NEEDED TO BE A MINIMUM OF, UH, 60 FEET WIDE.

THEY NOW ALL ARE A MINIMUM OF 60 FEET WIDE.

UH, AND SO WITH THAT CHANGE, THIS SUBDIVISION OR THIS FINAL PLAT MEETS ALL OF THE SUBDIVISION UH, REGULATIONS.

WITH THAT SAID, UM, ALL THE FRONT SETBACKS ARE 25 FEET CONSISTENT WITH THE REQUIREMENTS.

THE MINIMUM LOT SIZE IS 52 FEET, WHICH IS GREATER THAN THE, UH, 50 FOOT MINIMUM REQUIRED UNDER CARRIAGE TRAILS TWO DEVELOPMENT STANDARDS.

UM, THIS, UH, PLAT, UH, CARRIAGE TRAIL SECTION 20 PHASE ONE CONFORMS TO ALL THE SUBDIVISION REGULATIONS AND STAFF RECOMMENDS APPROVAL OF THE FINAL PLA.

I'M TRYING NOT TO CALL IT CARRIAGE TRAILS ONE, BUT THE PRODUCT COULD CHANGE AS WE GO THROUGH THE YEAR JUST BECAUSE THE MARKET WILL CHANGE.

SO THIS SECTION THAT WE'RE DOING RIGHT NOW, THESE 120 LOTS ARE VERY SIMILAR TO WHAT THE LAST PHASES OF CARRIAGE TRAILS WAS IN SECTION SEVEN FIVE.

JUST BECAUSE THAT'S WHERE THE MARKET STILL IS TODAY.

BUT THAT COULD CHANGE AND I'D SAY WE'RE MEETING TOMORROW MORNING ACTUALLY TO GET THE ENGINEERING STARTED ON ANOTHER 80 TO 90 LOTS THAT WE'LL BE READY TO PAY BY OCTOBER OF NEXT YEAR.

SO FOR THAT, I WOULD HOPE TO BE BACK HERE, YOU KNOW, LATER THIS YEAR OR AT WORST CASE JANUARY FOR APPROVAL FOR A DETAILED DEVELOPMENT PLAN FOR THAT.

UM, SO WE'RE WORKING THROUGH THOSE DETAILS.

UM, AND THEN THE SECOND APPLICATION THAT WE'RE WORKING ON, UH, A BC BUILDING MATERIALS BASICALLY WANTS TO CREATE A, UH, A FENCED IN, UM, STAGING CORRAL, UH, IN THE FRONT OF THEIR BUILDING AT THE CORNER OF, UH, TAYLORSVILLE AND OLD TROY PIKE.

SO WE'RE WORKING THROUGH SOME DETAILS RELATED TO FIRE ACCESS, LANDSCAPING, THINGS OF THAT NATURE, AND IT JUST WASN'T READY TO BRING FORWARD YET.

SO THOSE ARE THE ONLY TWO CASES THAT, UM, WE HAVE AS OF YET, UM, TO MOVE FORWARD IN SEPTEMBER.

UM, THERE'S STILL A WEEK OR SO LEFT FOR PEOPLE TO SUBMIT.
