THE EAST SIDE OF THE SITE, UH, IS NOT GOING TO BE DISTURBED, AND THAT'S ABOUT 175 FEET FROM, UM, THE, UH, PROPERTY LINE TO THE AREA OF, OF DISTURBANCE. SO WE ARE, WE ARE FINE WITH THE WAY THE EAST SIDE OF THE SITE IS, IS PROPOSED. AS FAR AS THE DEMOLITION, UH, PLAN, THIS IS THE SITE PLAN THAT IS, UH, PROPOSED. THIS IS THE LANDSCAPING PLAN. UH, THERE'S A NUMBER OF, UH, DECORATIVE TREES, STREET TREES, AS WELL AS, UH, DECORATIVE BUSHES AND, UH, OTHER PLANTINGS. UH, ONE OF THE CONDITIONS WAS THAT THE APPLICANT WORKED WITH STAFF ON THE STREET TREE PLACEMENT. WE ARE FINE WITH THE WAY THAT THE STREET TREES ARE, ARE PROPOSED. UH, THIS LANDSCAPING PLAN DOES MEET, UH, OUR, OUR REQUIREMENTS, PARTICULARLY DISTANCE FROM PARKING SPACES TO SHADE TREES, ET CETERA. SO IT'S THE STAFF'S OPINION THAT REQUIREMENTS OF CHAPTER 1171 CAN BE MET AND WE RECOMMEND APPROVAL OF THE DETAILED DEVELOPMENT PLAN. WE WITH THREE CONDITIONS, UH, THE FIRST BEING THE SOUTH TREE LINE BUFFER, UH, AREA BE INCREASED TO 20 FEET AND A TREE SURVEY BE CONDUCTED TO EVALUATE THE SPECIES AND HEALTH OF THE EXISTING TREES WITHIN THAT BUFFER AREA.
