I'VE A NEW CONVENIENCE STORE AND FEELING STATION ON THE CURRENT SITE OF MARNIE'S RENTAL 8,000 BRAND PIKE LOCATED AT THE WESTBOUND OFF RAMP OF INTERSTATE 70 DUE TO THE LOCATION ALONG I, 70 AS WELL AS PROLIFIC UTILITIES MONTHS, THE APPLICANT SEEKS VARIANCE RELIEF.

MR. SUEZ FURNISHED AN APPLICATION PACKET, WHICH EXPLAINS IN GREAT DETAIL.

THE VARIOUS REQUESTS, THIS NEW STORE WILL BE A GATEWAY BUSINESS TO THE ROSE MUSIC CENTER, COMMUNITY ENTERTAINMENT DISTRICT CITY STAFF FEELS THIS WILL BE AN EXCITING ADDITION TO THE CITY IN GENERAL CASEY'S IS, AND HAS BEEN A GREAT MEMBER OF THE COMMUNITY AT THEIR INITIAL LOCATION AT OLD TROY PIKE IN FITCHBURG ROAD.

AFTER REVIEWING THE SITE PLAN WITH THE CITY ENGINEER, THE FIRE ENGINEER AND THE MANAGER OF CODE ENFORCEMENT, THE CITY HAS NO OBJECTION TO THE GRANTING OF THIS VARIANCE STAFF ANALYSIS AS FOLLOWS.

THE LOT IS 1.17 ACRES EASEMENT CONSIDERATION IS A CONTRIBUTING FACTOR IN THE VARIANCE REQUEST.

THE STRUCTURE IS, ARE PROPOSED CONVENIENCE STORE AND FUELING STATION.

THE PLACEMENT IS DESCRIBED IN THE APPLICANT'S REPORT.

THE CITY ENGINEER, FIRE ENGINEER AND CODE ENFORCEMENT MANAGER MAY HAVE NO ISSUES WITH THIS VARIANCE.

I SAID, PLUS A LITTLE BIT EXTRA SPOTS, BUT I WOULD SAY THAT THIS SIGN AND THIS PROPOSED SIZE IS IN KEEPING WITH SIZE OF THAT GENERAL NATURE THROUGHOUT THE CITY.

IT'S BEEN A GAS STATION DEVELOPMENT CONSULTANT FOR MAJORITY OF MY CAREER.

SO TO BE CALLED, TO HAVE AN ACTUAL TITLE, IT MAKES ME FEEL MUCH BETTER.

I NORMALLY JUST GET YELLED AT.

UM, SO AS, AS MR MAILLARD SAID, CASEY'S HAS A CONTRACT TO LEASE ABOUT THE OLD BARNEY'S RENTAL FACILITY.

UH, THERE ARE 8,000 BRAND PIKE.

UH, THEY PROPOSE TO RAISE THE STRUCTURES AND REDEVELOP THE SITE WITH NEW CONVENIENCE STORE AND FUEL CELLS FACILITY.

KINDA JUST WALK YOU THROUGH OUR SITE PLAN HERE.

AND IT'S UP ON YOUR SCREEN AS WELL.

UM, THE PROPOSED, THE BUILDING ITSELF IS ABOUT 4,300 SQUARE FEET AREA FEELING CAN'T ABOUT 4,200 SQUARE FEET AREA, SIX DOUBLE-SIDED DISPENSERS.

AND WHAT WE CALL A STACKED FORMATION, WHERE WE GO THREE AND THREE, RATHER THAN THE SIX THAT YOU WOULD NORMALLY SEE AT A MUCH LARGER FACILITY, A PROPOSING ABOUT 35 PARKING SPACES, 23 OF THESE ARE STRIPED.

AND THEN WE HAVE ONE SPACE AT EACH DISPENSER OR EACH FEELING POSITION, UH, PROPOSED.

WE'RE USED TO DRIVEWAYS WITH MINOR MODIFICATIONS, AND WE'VE WORKED THROUGH THOSE WITH THE FIRE DEPARTMENT.

AND THOSE ARE ON OUR UPDATED PLANS AS WELL.

THEY'VE ASKED FOR SOME RUNOFF PAST, AND JUST FOR CLARIFICATION, THIS LITTLE ISLAND STRIPED ISLAND THERE THAT IS JUST STRICTLY STRIPING.

THAT'S NOT A RAISED MEDIAN OR ANYTHING LIKE THAT.

UH, IT'S JUST A STRIPED AREA TO KIND OF REINFORCE THE FACT THAT THERE IS A MEDIAN IN THE MIDDLE OF A BRAND PIKE.

UM, WE ARE PROPOSING LIGHTING, LANDSCAPING SIGNAGE WITH THE NEW FACILITY AS WELL.

SO AS WE SAID, WE'RE HERE TONIGHT REQUESTING A COUPLE OF VARIANCES ASSOCIATED WITH SIGN PACKAGE AND SOME VARIANCES ASSOCIATE WITH THE LANDSCAPING PACKAGE FOR THE NEW DEVELOPMENT.

I'M GOING TO GO AHEAD AND START WITH THE SIGNAGE IF THAT'S OKAY WITH Y'ALL.

AND, UH, WE CAN KIND OF WORK THROUGH OUR WAY THROUGH THAT ONE.

SO WE ARE OUT OF 1189 WERE REQUESTING FOR VARIANCES.

TWO OF THESE PROBABLY ARE COMBINED.

UM, BUT AGAIN, THAT'S, WE ORIGINALLY REQUESTED THAT.

SO WE'RE ASKING FOR A GROUND SIGNED TO ENCROACH ON THE 15 FOOT SETBACK.

THAT'S LOCATED RIGHT DOWN HERE IN THIS CORNER.

UH, WE'RE REQUESTING A WALL SIGN, WHICH IS LOCATED, WHICH IS THIS WALL SIGN HERE.

IF I WAS AN ENGINEER, I'D PROBABLY SAY SOMETHING DIFFERENT, BUT WE DO HAVE A COMPLICATED SANITARY SEWER SYSTEM THAT'S ATTACHED TO THIS.

UM, SO GETTING IT ON THE NORTH SIDE OF THE SITE REALLY DOESN'T MAKE MUCH SENSE ON TOP OF THAT.

WE'RE ALSO BLOCKING VISIBILITY FROM OUR SOUTHBOUND DRIVERS.

SO HAVING IT HERE ON THE CORNER SITS UP A LITTLE BIT IT'S PLACED IN BETWEEN THOSE UTILITIES, BUT IF FOR JUST THE BEST VISIBILITY, ANY QUESTIONS ON THAT ONE.

SO WE'RE ADDING WORK TECHNICALLY AND BRINGING SPACE TO THE SITE AND PERVIOUS SURFACE AREA, NOT IMPERVIOUS, BUT WE'RE ADDING, WE'RE ADDING SOME OF THOSE GREEN SPACE AREAS.

AGAIN, WE KIND OF HIT ON A LITTLE BIT.

WE'VE TALKED A LITTLE BIT ABOUT REPLACING THOSE TREES WITH THE SHRUBS AND DOING THOSE OTHER ITEMS. AND AGAIN, WE'RE TRYING TO GET TREES AND SHRUBS ON THE SITE WHERE IT IS.
