UM, THIS IS, UM, AS YOU CAN SEE UP ON THE SCREEN, THIS IS THE BLUE AREA THAT, UH, THERE'S, UH, 68 LOTS THAT ARE BEING PROPOSED IN THIS AND A LITTLE OVER 24 ACRES. THIS UH, THAT IT'S GETTING CLOSE TO THE END OF CARRIAGE TRAILS. WHAT YOU SEE HIGHLIGHTED IN THE RED IS, ARE AREAS THAT HAVE ALREADY BEEN APPROVED AND BUILT OR CURRENTLY UNDER CONSTRUCTION. UH, SO THERE'S JUST A SMALL AREA THERE TO THE EAST SIDE IN THAT SECTION TWO AREA. UM, AND THEN A LITTLE BIT IN SECTION SEVEN THERE ON THE NORTH END THAT STILL HAS SOME LOTS AVAILABLE, UM, AFTER, UH, A SET OF THOSE LOTS. SO WITH THIS PROPOSAL, UH, THIS IS, UH, AS I MENTIONED, UH, AS FOR A SECTION SIX, PHASE SIX IS FOR 32 HOUSES IN SECTION SEVEN, UM, IS FOUR 50 HOUSES. SO I APOLOGIZE IF 82 NEW HOMES IS THE TOTAL IN THAT IT'S COMBINATION OF 60 AND 70 FOOT LOTS. UM, AS YOU REMEMBER THAT AS PART OF THE ORIGINAL BASIC DEVELOPMENT PLAN APPROVAL, THE SIZE OF LOSS, ANY OF THOSE SOUTHERN LOTS THAT A BOX UP AGAINST THE EXISTING LOTS TO THE SOUTH US ARE REQUIRED TO BE THE 70 FOOT LOTS. SO A LITTLE BIT LARGER TO MATCH THE LOT SIZES TO THE SOUTH, UM, FURTHER INTO THE NORTH IS WHERE THE 60 FOOT LOTS ARE EACH OF THESE, UH, LOTS THAT ARE SERVICED BY PUBLIC SEWER AND WATER. UM, SO THERE ARE THE PROPER, UH, SANITARY SEWER LINES AND WATER LINES THAT GO THROUGH HERE. FIRE DEPARTMENT HAS REVIEWED THIS FOR FIRE HYDRANT PLACEMENT TO MAKE SURE THAT'S ADEQUATE AS WELL. UM, ONE OF THE THINGS THAT, UH, WITH THIS, UH, THERE IS A CONNECTION TO THE SOUTH DOWN TO TROWBRIDGE WAY. UH, SO THERE WILL BE A STREET CONNECTION. THIS WAS CALLED OUT AS PART OF THAT BASE DEVELOPMENT PLAN, UM, AS A FUTURE CONNECTION THAT CAN COMPLETE SOME LOOP CONNECTIONS AND EMERGENCY ACCESS, UH, FOR, UH, THE FIRE VEHICLES. AND IT IS A PUBLIC STREAM CONNECTION. ALSO PART OF THAT CONNECTION IS, UM, THERE WILL BE A SANITARY SEWER CONNECTION AND A WATER CONNECTION DOWN, UH, UH, TO DEER BLUFF THAT, UH, UM, COMPLETES A LOOP, UH, TO STANDARIZE THE PRESSURE AND FLOW, UH, WITHIN THAT AREA DRAINAGE IN THIS AREA, DRAINAGE GOES TO IN THIS AREA, PLUS, UH, ALONG THAT SOUTHERN LINE, THEY ARE, UH, RUNNING A SET OF CATCH BASINS AND SWALES TO KEEP ANY WATER FROM GOING TO THE SOUTH TO THOSE NEIGHBORING PROPERTIES. THEY DID HAVE TO MAKE A COUPLE OF LITTLE ADJUSTMENTS TO, UH, FROM WHAT THE ORIGINAL PLAN WAS TO MAKE THAT WORK. SO THAT'S WHY YOU HAVE THAT, UH, THAT SHAPE SINCE IT'S ON A CURVE LIKE THAT. UM, IT'S COMING BACK BASICALLY LIKE AN APPLIED SHAPE IN THE BACK. UM, THIS GAVE A LITTLE MORE, UH, ROOM IN THE REAR YARD, UM, THAN PREVIOUSLY. SO THAT'S WHY MORE ROOM AND STEPS. I JUST SEE THAT BEING A CONCERN WHEN THEY SQUEEZE THAT HOUSE IN THERE WITH THE PERFECTION THEY'RE SHOOTING FOR, THAT'S JUST THE PAD TO THE ACTUAL HOUSE WHO KNOWS WHAT SIZE, THE SMALLEST, UH, DEPTH THAT MAY NOT BE A 60 FOOT OR A 50 FOOT WIDE. SO THERE THEY'VE GOT SEVERAL OPTIONS THAT COULD WORK THERE. I WAS THINKING 50 WAS THE SMALLEST HOUSE IS GOING TO BE THEIR LARGEST HOUSE, CORRECT. WON'T WORK.
